This Manual (2007 version) is published by the California Department of Real Estate (DRE) as a guide for California homeowners associations on budgeting and reserves. It effectively establishes the minimum budgeting and reserve requirements for developers to gain approval from DRE to sell their projects.

FTB HOA Guidelines – FREE– 10 pages

This Manual is published by the California Franchise Tax Board (FTB) as a guide for California homeowners associations on various California state tax issues.

IRS Audit Techniques Guide– FREE– 118 pages

1999 version. Guide used by IRS Agents on how to conduct a tax audit of a homeowners association.

Web articles are links to items of interest to the industry that are published in other locations.  We sift through the all the information published and select 25 - 50 items each week to feature on HOA Pulse.  This saves you the effort of spending countless hours searching the web trying to find items related to the industry.  We also elminate duplicates, as so many newspapers pick up the same story and republish it.  We add our own comments to the links we provide, and add "keyword tags" to make information easier to find.  As an example, an article published in a newspaper might be about a landscaope dispute between an associaton and one of its members, but nowhere in the article will it mention that this is a "rules enforcement" issue.  We add that broad category in as a keyword tag so that you can more easily find articles you're interested in.

Management Company Directory

HOA Pulse has the largest dedicated HOA management company directory on the web.  More than 2,000 HOA management companies are listed, and management companies can be filtered by state to find exactly the management company that's closest to you.

For management companies that have multiple locations, only the principle office is listed in the free listings.  Management companies with multiple offices must purchase an advertisement and multiple locations to appear in any location other than the principle office location.

There are an estimated 10,000 management companies in the USA serving homeowners associations.  If you are aware of management companies that are not contained in our management company directory, please contact us and we will be happy to add their free listings to our management company directory.

Business Directory

HOA Pulse has the largest dedicated HOA business directory on the web.  More than 2,000 companies are listed, and can be filtered by state to find exactly the management company that's closes to you.

For businesses that have multiple locations, only the principle office is listed in the free listings.  Businesses with multiple offices must, at a minimum, purchase an in-column advertisement and multiple locations to appear in any location other than the principle office location.  In-column business directory ads appears as expanded ads in alphabetical order within the directory listing.  In-column ads are non exclusive, meaning other companies within the same category may purchase competing ads. Businesses may also purchase premium "top of category" ads.   Platinum, Gold, and Silver sponsorships are also available.  However, these sponsorship levels are exclusive, meaning only one advertiser is allowed at each sponsorship level.

There are an estimated 40,000 businesses that provide services to homeowners associations.  If you are aware of businesses that are not contained in our business directory, please contact us and we will be happy to add their free listings to our business directory.
